I Will Work Hard To Sell Your Home

As I look at the current market I can't help but to think about the past and how it always impacts the future. Really and truly the past strangely looks like the future. It is almost as if we are on a Merry-Go-Round that never stops. In spite of the market there is no denying the power of hard work and faith in the basic principles of how the market works and in the Lord. In theses times it is difficult to know what to do. We need to re-think the things we have been accustomed to and look to the principles of basic common sense. The more people that look at your home the higher the probability will be of selling your home.

In Real Estate there is a saying "List to Live", my saying is "don't list unless you are sure you can sell the property yourself". So for me before I list a home I must see that I can sell the home for the price of the listing. I am not counting on other agents to sell the home because in this market that is unrealistic. If you are looking for truth and honesty and want someone you can trust and has out of the box sales ability give me a call. I promise I will work hard to sell your home. (803) 553-3740.

Market Trends for Buyers and Sellers

I have blogged before about new home builders and the incentives they pay to agents to help sell their new homes.  It seems that this is having a significant effect in the Columbia market.  I think that going forward home sellers will need to consider additional incentives to sell their homes in order to keep pace with new home builders.  Specifically this will mean larger commissions paid to buyer agents and  more creative marketing by listing agents.

Existing homes have many advantages; including but not limited to established communities, established comparables, knowledge of soundness of construction and overall presentation of the community.

Bottom line is home sellers and their real estate agents need to be ready to compete with builders.  Carefully research your options before you list your home.

How Big Of A Mortgage Can I Afford

Not only does owning a home give you a haven for yourself and your family, it also makes great financial sense because of the tax benefits — which you can’t take advantage of when paying rent.
The following calculation assumes a 28 percent income tax bracket. If your bracket is higher, your savings will be, too. Based on your current rent, use this calculation to figure out how much mortgage you can afford.

Rent: _________________________

Multiplier: x 1.32

Mortgage payment: _________________________

Because of tax deductions, you can make a mortgage payment — including taxes and insurance — that is approximately one-third larger than your current rent payment and end up with the same amount of income.

Veterans Day

It was many years ago when serving in the Army that Veterans Day meant marching in a parade or doing some extra close order drill. (Torture)  Now it means so much more; it is about being apart of something so much bigger than anything I could ever imagined.  I was a soldier defending this great nation.

My first three years in Italy was important and I was fortunate to be able to serve with some outstanding soldiers who helped me achieve things some would have said would be impossible given my past.  I worked hard and learned to conform to what was expected.  The outcome was promotion and more responsibility.  You see in the military your age doesn't matter it is getting the Job done; that is what is important.

So what happens from here is a assignment to the DIA followed by a two year assignment to Loas.  Not exactly what I was hoping for but none the less I was prepared for after about six months of training in Washington DC.  The details aren't important but what is important is how it has impacted my life.

After Laos I decided to go home and finish my education (I was a High School drop-out.) at the University of  New Hampshire with a Bachelor of Arts Degree in Sociology with minors in Business and History (Cum Laude).  You see now I knew how to get the job done and was willing to do what was necessary to succeed.

The rest of my years were blessed by GOD.  He has watched over my sinful soul and rewarded me appropriately and punished me when necessary.  I am grateful for the US Army and all the things they did for me and on this Veterans Day my hope is you will all be safe and that God will keep you in his care.

Inspired by Bobbi my loving wife.

Selling your home is not an easy task these days and although the Real Estate Agent is the most important part of the process here are some things you can do to increase the possibility of selling it faster.

20 Low-Cost Ways to Spruce Up Your Home

1. Trim bushes so they don’t block windows and cut down on light.

2. Buy a new doormat.

3. Put a pot of bright flowers (or a small evergreen in winter) on your porch.

4. Put new doorknobs on your doors.

5. Put a fresh coating on your driveway.

6.  Edge the grass around walks and trees.

7. Keep your garden tools out of site.

8. Be sure kids put away their toys.

9. Buy a new mailbox.

10. Upgrade the outside lighting.

11. Use warm, incandescent light bulbs for a homey feel.

12. Polish or replace your house numbers.

13. Clean your gutters.

14. Put out potpourri or burn scented candles.

15. Buy new pillows for the sofa.

16. Buy a flowering plant and put it in a window you pass by frequently.

17. Make a centerpiece for your table with fruit or artificial flowers.

18. Replace heavy curtains with sheer ones that let in more light.

19. Buy new towels.

20. Put a seasonal wreath on your door.

In closing find yourself an agent that has strong sales ability and who will be responsive to your needs.  This is all about you and what you want.

Psalm 146 Trust & Love

This Psalm was part of reading is morning and wanted to share with all.  Praise to the Lord for all he is doing in my life and thanking him for his everlasting love.

Psalm 146

1 Praise the Lord.
Praise the Lord, my soul.

2 I will praise the Lord all my life;
I will sing praise to my God as long as I live.

3 Do not put your trust in princes,
in human beings, who cannot save.

4 When their spirit departs, they return to the ground;
on that very day their plans come to nothing.

5 Blessed are those whose help is the God of Jacob,
whose hope is in the Lord their God.

6 He is the Maker of heaven and earth,
the sea, and everything in them—
he remains faithful forever.

7 He upholds the cause of the oppressed
and gives food to the hungry.
The Lord sets prisoners free,

8 the Lord gives sight to the blind,
the Lord lifts up those who are bowed down,
the Lord loves the righteous.

9 The Lord watches over the foreigner
and sustains the fatherless and the widow,
but he frustrates the ways of the wicked.

10 The Lord reigns forever,
your God, O Zion, for all generations.
Praise the Lord.
